Description

This package provides safe and easy access to your loft and helps you to make the best use of that huge storage space, as well as reducing your energy costs. We maximize the true potential of your home for storage by boarding out the whole of your loft space (upto a massive 50M²). This package includes the following items:

  • Deluxe timber loft ladder and hatch * with safety handrail and operating pole (Height up to 2.8M). An upgrade to a ladder suitable for ceilings with a height up to 3.05M is available.
  • Integrated timber loft hatching with white undercoat finished architrave.
  • Build a raised timber sub-frame using double graded C16 4×2 timbers to accommodate insulation and raising 50mm above the insulation, this does not invalidate your NHBC warranty.
  • Install 50M² (560FT²) of insulated moisture resistant tongue and groove flooring.
  • New Fakro safety balustrade LXB-U fitted around the loft opening. The balustrade is made of pinewood, protects the ceiling opening in the loft space and makes it easier and safer to descend the ladder.
  • Any leftover flooring will be used to fit shelves.
  • Manthorpe internal roof ventilation system has been added to ensure fantastic air flow and to prevent condensation build up in the roof space. **
  • 2x Bright LED strip light with switch.
  • Check and re-lay insulation to prevent heat-loss spots.
  • Professional installation by your local Lofty Solution fitters.

* Fakro LWK loft hatch and timber loft ladder 111cm by 55cm for ceilings up to 2.8M in height, comes with safety handrail integrated hatch, quality rubber footings and finished with (white undercoat finish) architrave to ceiling. Hatch heat transmission coefficient U=1.1 hatch W/m2K / Max permissible load of 160kg.
